To help lower your payment, call your mortgage company and simply ask them if you can pay out the escrow shortage over 2-3 years. Most of the time they just say yes without any issue or pushback. Taxes not paid by Jan. 31 will incur penalties and interest unless the half payment or a quarterly installment is applied to the account.
